RULES AND REGULATIONS OF THE LITTLE DORM
                                                         Rules and Regulations  

1.        No nails or screws or other things shall be driven into or fastened upon the floors, window casings, or
woodwork of the building; nor shall the woodwork, ceilings, walls or floors be cut, stained, or defaced in any
way. Nothing shall be set outside of any window.

2.        No Tenant shall bring or keep in the building in which the premises are located, any substances whatever
which shall in any way increase the rate of fire insurance on the building, or on the property kept in the building
or increase the risk of fire in the building. No Tenant shall obstruct or interfere with the rights of any other
Tenants or in any way injure or annoy them, or do, or permit to be done anything which will conflict with the laws
in regard to fires, or with the regulations of the Fire Department, or which shall in any way be contrary to the
rules or ordinances of the Board of Health.

3.        The sidewalks, stoops, areas, entries or vestibules, corridors or halls and stairways, shall not be
encumbered or obstructed by the Tenants or other persons, or be used by any of them for any other purpose than
for entering or leaving the respective premises. Such portions of the building remain in the exclusive control of
the Landlord.  Any single violation of this rule may subject tenant to immediate lease cancellation and eviction.  


4.        Alteration or replacement of locks or the installation of knockers or other attachments upon any door is
prohibited. The Landlord must retain a pass key to the premises.  Any single violation of this rule may subject
tenant to immediate lease cancellation and eviction.  


5.        No noisy or disorderly conduct annoying or disturbing to the occupants of the building shall be permitted in
any part thereof. The premises are to be reasonably quiet between 10:00 p.m. and 8:00 a.m.   Any single violation
of this rule may subject tenant to immediate lease cancellation and eviction.  


6.        The child or children of the Tenants shall be so controlled as not to interfere with the quiet and peaceful
enjoyment of the building by other tenants.  Any single violation of this rule may subject tenant to immediate
lease cancellation and eviction.  


7.        The halls of the building shall not be used as a playing ground for children, or adults, and no bicycle,
tricycles, scooter, children's playthings or baby carriages shall be allowed therein but such vehicles shall be
kept in the Apartment or in a place specified for that purpose by the Landlord.  Loitering is not allowed anywhere
in the premises.  Any single violation of this rule may subject tenant to immediate lease cancellation and
eviction.  


8.        The Landlord shall not be responsible for any article delivered to or left with any employee. The Landlord
shall not be liable for any theft of the property of the Tenant from the premises or building in which the premises
are located.

9.        All rubbish, refuse and garbage shall be deposited in receptacles provided for that purpose. All trash
must be tied or secured prior to disposal.

10.        No unlicensed, uninspected, or inoperable motor vehicles, nor any trailer, boat or commercial vehicle, is
to be parked on any part of the Landlord's premises. No licensed automobiles or motorcycles are to be parked on
the premises, except at a place or places designated by the Landlord.

11.        No animals or pets of any kind shall be kept in the premises or on any part of the Apartment project
without written consent of Landlord.  Any single violation of this rule will subject tenant to immediate lease
cancellation and eviction.  


12.        No one is allowed on the roof. Nothing may be placed on or attached to sills, windows or exterior walls
of the Apartment or in the hallways or public areas. Clothes, linen or rugs may not be aired or dried from the
Apartment.   Any single violation of this rule may subject tenant to immediate lease cancellation and eviction.  


13.        Common laundry machines shall be used at Tenant’s risk and cost.  Instruction must be followed.  
Landlord may stop their use at any time.  Laundry equipment is to be used within posted hours.  Continual
violation of posted hours may result in Landlord restricting use of said laundry equipment.

14.        All window coverings must have white or off-white liners, or be of neutral color as they appear from the
exterior of the building.

15.        Tenant agrees to pay a lock-out charge of $15.00 during business hours and $30.00 during odd business
hours.  Lost key replacement charge will be $200.00.

16.        The Landlord reserves the right to revise or rescind any of the foregoing rules and to make such other
rules and regulations from time to time as may be deemed necessary for the safety, care and cleanliness of the
premises and for securing the comfort and convenience of all the Tenants.

17.        Full compliance with local ordinances for the disposal of recyclable materials will be the responsibility
of the Tenant.  Failure of Tenant to comply with these requirements may subject the Tenant to monetary fines
and/or lease termination.

18.        Smoking is prohibited anywhere in the premises.  Absolutely no illegal drugs or alcohol consumption
allowed on or in the premises.  Any single violation of this rule will subject tenant to immediate lease
cancellation and eviction.

19.        No guests allowed in or on the premises with the express prior consent of management.  Tenants are
responsible for the behavior of their guests, and any violation of these rules will subject tenant to penalties, up
to and including lease termination for any offense committed by guest(s) of tenant.
